Proposed cost - $10.75 million
The purchase of this property would be advantageous for the school division in the following ways:
- The projected cost of police station renovation exceeds the cost of the Centreville Road building purchase.
- Rental income will offset the cost of projected building needs.
- Provides for future growth of MCPS and provides unique future opportunities for real world instructional programs and potential expansion of Career & Technical Education (CTE) programming (for example, an early childhood program).
- It allows for a potential alternative education program.
- Eliminates moving costs.
- Established/convenient location (community knows where we are and it’s accessible).

Renovating 9518 Fairview Avenue (formerly the Manassas City Police Station)
Projected cost - $11.1 million
The renovation of this property would be detrimental to the school division and taxpayers in the following ways:
- The projected cost of police station renovation exceeds the cost of the Centreville Road building purchase by $350,000.
- The renovation period would be at least 24 months, which would necessitate additional lease costs (approximately $1 million) for this period.
- The entire building will be used on day one, leaving no room for future growth or the expanded CTE program.
- There would be a significant renovation cost by the School Board and the Board would only receive a 10-year lease agreement from the City Council.
- The School Board would incur moving costs and possibly disruption of services during this period.

Leasing a New Space/Continuing Current Lease
Current leasing rates are approximately $23 per square foot and will only increase in the future. Investing in the purchase of 8700 Centreville Road will eliminate these ongoing costs going forward and the current tenant rental income can be used to offset any building infrastructure lifecycle needs.

Building a New Central Office
The building of a new central office would entail:
- The availability of land within the City (little – if any – available)
- Significant per square foot costs (currently approaching $500 per square foot)
- Continued leasing of current space during the build out period (approximately 24 months), costing approximately $1 million.
- Building costs would most likely prevent buildings that would provide expansion of CTE Programs.
